
Maine’s median home sale price experienced a notable decline for the second consecutive month in September 2024, marking only the second decrease in over five years. According to new data from the Maine Association of Realtors, the statewide median sale price fell to $402,500, indicating that half of the homes sold for more and half for less during the month.
Market Shifts and Buyer Trends
The slowdown in home prices reflects changing dynamics in the market. Jeff Harris, president of the Maine Association of Realtors, noted, “We are seeing an increasing number of homes for sale, increasing time-on-market, and pricing concessions which eases the competition that buyers have been facing for the past five years. We’re moving beyond the pandemic frenzy.” This statement highlights a significant shift in the buying landscape, where previously intense competition is beginning to ease.
Interestingly, while Maine’s home prices are declining, the national trend showcases a different picture. The national median sale price rose to $415,200 in September, reflecting an increase of approximately 2.1% compared to the previous year. This rise continues a trend of year-over-year price increases that have persisted for 27 months, according to the National Association of Realtors.
Sales Volume Sees Increase
Despite the decline in prices, Maine witnessed a boost in sales volume. The state recorded 1,582 home sales in September, a 5.1% increase from 1,505 sales in the same month in 2023. In contrast, the national increase in home sales was slightly lower, at approximately 4.1% compared to September last year.
Lawrence Yun, chief economist at the National Association of Realtors, attributed the national rise in home sales partly to a recent reduction in mortgage rates, which has improved housing affordability. This suggests that while prices in Maine may be falling, broader economic factors are still driving positive sales trends across the country.
As the housing market continues to evolve, both buyers and sellers in Maine are adapting to these new conditions. The recent changes indicate a potential shift towards a more balanced market, easing the intense competition that characterized the last several years.
